Building/Acquisition Surveys
Pre or Post Acquisition Surveys of a property or estate are part of the due diligence process. Our reports give a detailed account of construction, condition, defects and remedies, budget costs on expenditure required for any work, commentary on lease liabilities (if applicable) and compliance with statutory requirements.
Condition/Maintenance Surveys
We will provide advice on the existing condition of a property and its future maintenance liability. A planned maintenance programme can also be prepared to encourage preventative, cost effective maintenance.
Contract Administration
Acting as Contract Administrator under a building contract, we oversee designing, specifying, tendering and supervising refurbishment/alteration works on site. This service also includes certifying valuations and practical completion.
Development/Project Monitoring
Acting on behalf of Tenants, Investment Funds and Banks we appraise the construction work, monitor its progress and authorise payments, ensuring specifications are adhered to and quality is maintained.
Dilapidations Assessments for Tenants
We advise the tenant on the extent of their liabilities under a lease and negotiate a financial settlement at lease expiry.
Feasibility Studies
As part of the due diligence process prior to the inception of a project/scheme we provide design and cost options, initial planning advice and coordination specialist advice from M&E consultants, structural engineers etc.
Health & Safety
Health & Safety legislation requires the adoption of best practice by everyone across an organisation. We provide the full range of health & safety services to secure a safe environment for you and your team.
Under the CDM Regulations most construction work requires the appointment of a Planning Supervisor to ensure that health and safety is considered throughout the design and construction process. ADPM has fully qualified Surveyors & Members of the Association for Project Safety who can undertake these roles. This service includes preparation of a Health and Safety Plan governing conduct of the works on site and ensuring the contractor prepares a Health and Safety File containing information for future use.
Interim/Terminal Dilapidations Schedules for Landlords
Preparation of Schedules of Dilapidations for property owners either during or at expiry of the lease term and negotiating a financial settlement with the tenant.
Measured Survey
We can produce measured surveys on computer to provide dimensional information on land or property or as a preliminary service before the start of building work.
Party Walls
Facilitating agreement between parties affected by works near a party wall/boundary fence in ensuring the proposed works do not affect the wall. This service includes agreeing schedules of condition, Party Walls Awards and inspecting the works.
Schedules of Condition
Compiling written and/or photographic Schedules of Condition for Tenants and Landlords in contemplation of, and attaching to new leases whereby the repairing covenant is to be limited by the Schedule.
